South Ogden Real Estate Market Conditions
South Ogden's housing market is currently declining in both the amount of sold homes and the average sold price. In 2010 there were a total of 183 homes sold while in 2009 there were a total of 219 homes sold. A decrease of 16.5% year over year. Average sold price for those homes sold in 2010 was $172,550 compared to 2009 at $176,308 a decrease of 2.2%.
So although home sales are down quite a bit, prices haven't decreased as much as one would think. In 2010 homes sold took an average of 132 days while in 2009 they only took 106 days on average to sell. This is to be expected as home sales decline. It will take much longer to sale as more competition comes into the market.
Current market conditions for South Ogden are showing 140 active properties and as of today, there have been a total of 26 homes sold for the first three months of 2011. Those homes sold for an average price of $148,823 at an average of $73 a square foot. Compared to last year, there were 42 homes sold by this time, so the market in South Ogden is off to a slow start.
