Riverdale is a smaller market and most residents work for either Hill AFB or the IRS. This factors heavily into market conditions as most of the residents have government jobs which didn't suffer as much as the private sector. For example, in 2010 there were a total of 66 homes sold while in 2009 there were a total of 67 homes sold. Not much of a fluctuation.
However, the average sold price for homes in Riverdale in 2010 was $178,631 compared to 2009 where the average sold price was $197,603. So although home sales remained similar, average sold price is down quite a bit. That's a decrease of 9.7%.
With that amount, homes in Riverdale are more affordable than they've been in a long time. One thing that contributed to that decrease was the style of homes sold. In 2010 there were only 18 homes sold over the $200,000 mark compared to 2009 where there were 29 homes sold over $200,000.
