Park Avenue Properties

Homes on Park Avenue in Logan Utah are all great for first time home buyers as they are all priced under $200,000. Homes are somewhat smaller as they are 930 to 1,500 square feet. The majority of properties are ramblers and 2-story conventional homes. If you're looking for one level properties under $200,000 the Parkside neighborhood would be a great place to start your home search. This Logan Neighborhood is small so you may need to broaden your home search if you don't find what you like. 

Neighborhood Information

One thing that stands out about this neighborhood is the location. Being on Park Avenue means you don't have to deal with Logan's inner city traffic, not to mention the ease of access to some of Logan's great amenities. You can reach the Logan River Golf Course in about 5 minutes as well as Cafe Sabor in about 3 minutes. If you need to leave the valley, you can follow 6th west South and be in Sardine Canyon in roughly 15 minutes. 

In total there are about 40 homes within Parkside itself, and all homes come with small lots providing easy maintenance. Lot sizes range from 0.11 acres to 0.24 acres, which means you won't be spending all summer worrying about overgrowth. If you're wondering about future development, don't. The neighborhood was finished in 2008, meaning you won't have to worry about construction noises and the like. 

If you have smaller children in grades k-5 they will be attending Woodruff Elementary School, which has a student to teacher ration of 1:21 inline with Utah's State average. There are approximately 550 students who attend and, just like all of Logan's schools, you won't have to worry to much about quality of education. We have a great school system for both younger and older kids. 

Parkside Estates Real Estate Statistics

  • Over the last 5 years there have been 23 homes sold. 
  • Out of those 23 homes sold the lowest home was priced at $122,500 with the highest priced at $200,000 and an average price of $149,200. 
  • The average consecutive days on market for those sold homes was 110 days.

Based on these real estate stats over the last 5 years, Parkside has shown a slight decline in prices from 2006. One thing that stands out is the high price of a sold home at $200,000 which means prices have dropped since the recession. I do think the neighborhood should remain stable over the next few years as our market recovers. If you're interested in buying a home in Parkside Estates, keep in mind resale may be difficult as the homes sit close to a busy street on 6th west.
