North Ogden Real Estate Market Conditions
North Ogden is experiencing a slight increase in housing sales and a slight pricing decline from 2009 to. In 2010 there were a total of 207 homes sold while in 2009 there were a total of 198 homes sold. Unlike most real estate markets in Utah, North Ogden saw an increase in home sales last year, up by 4.6%.
However, although home sales are up, average sold price is down. In 2010 the average sold price was $194,292 compared to 2009 at $206,819 a drop of 6.1%. So although home sales are up, prices are down, and that means North Ogden is still a buyer's market.
Currently, as of March 29th, 2011, there have been a total of 29 home sales averaging a sold price of $205,458 with an average price per square foot of $75. So far this year looks promising for stabilizing home prices, but it's still too early to tell where the real estate market in North Ogden is headed. There were a total of 38 home sales by the end of March last year, so it doesn't look like we will hit that again this year.
