Davis County Market Conditions
2012 Real Estate Statistics Update - Davis County home sales are up from our last update in 2011. There were a total of 3,045 homes sold in 2011 compared to 3,406 homes sold in 2012 as of December 10th. That's an 11% increase year over year in homes sold, and we're not even to the end of the year.
Davis County home sales are down 12.7% from 2009 to 2010. With a total of 2,992 homes sold in 2010 as compared to 3,427 in 2009. With such a large decline in home sales, prices are bound to fall, but they didn't fall by much.
2012 Average Price of Sold Homes Update - In 2011 the average sold price of homes sold was 214,207 compared to 2012 where the average sold price thus far was 215,944. Home prices are remaining steady year over year, but the average price of sold homes is still down from 2009 as you can read below.
In 2009 the average sold price of homes sold was $229,730 compared to 2010 where the average sold price was $227,270, a decline of just under 1%. So although home sales are way down, average sold price remained steady. Those homes sold in 2010, on average, took 116 days to sell compared to 2009's 117 days.
2012 Current Active Listings Update - Currently there are 1,269 active listings in Davis County as of December 10th, 2012. This is a huge decline in total active listings compared to out last update when there were over 2,100. The decline in inventory makes for a tighter market and many buyers are noticing multipe offers on all listings. If you're looking to buy in 2012, do not hesitate on a home you like as you are competiting with more buyers for fewer listings.
Currently, there are 2,100 homes for sale in Davis County as of April 11th, 2011. In the same time frame there have been 612 total homes sold. If we compare the amount of homes sold this year from the same point last year, the market is down again. In 2010 there were already 756 home sales by this time, meaning so far in 2011 the market is down by 19.1%.
Keep in mind that the first time home buyer tax credit was active last year at this time, and home sales dropped after it expired in May. This caused buyers to move up their buying time frames this number could be skewed. Check back in July to see how the market is fairing for a more accurate analysis.
