Weber County had a nice month in June 2011 with a total of 241 homes sold, up from May's 214 mark; an increase of 11.3%. This is to be expected as we hit the summer selling season. However, we are still slightly down year over year as there were a total of 250 homes sold in June 2010, a decline in home sales by 3.6% year over year. This is to be expected as the economy continues to struggle.
Average days on market for Weber County home sales was 146 days, which is down by 5.9% compared to May's 155 day average. Compared to most Northern, Utah real estate markets, this is a great sign as most are increasing in this department. However, in 2010, homes took on average 133 days to sell, which is an 8.1% increase year over year.

Home sales for Weber County in May were the same as April at 214 homes sold. This is a great number as the market remained steady month over month. In 2010, there were a total of 288 homes sold in May which was due to the home buyer tax credit expiring, but it's still 25% more homes sold than this years total. We can't really judge May's home sales this year with last years because of the credit however.
The average days on market for homes sold in May declined slightly to 155 days compared to April's 160, which is a decrease of 3.2%. Days on market for May 2010 was at 135 days, which is a year over year increase of about 13%. Total homes sold in Weber County in April 2011 was exactly the same as May. Not much to say about that other than the market is remaining steady. One thing we can compare to is homes sold in April of 2010 at 300, so year over year the Weber County real estate market is down by 44%. That's a huge decline in sales, but don't get panicked yet. In 2009 there were only 226 homes sold in April. So why the huge increase in April 2010? The first time home buyer tax credit skewed the numbers quite dramatically.

Home sales in Weber County are up quite dramatically in March 2011 from February. With a total of 196 homes sold, that's a difference of 27.6%! But hold on folks. How where home sales in the same period in 2010? Well, in March of 2010 there were a total of 265 homes sold, which is a decrease year over year by 26.1%.

Weber County home sales continue to show declines and it doesn't look like the market will rebound anytime this year. From the peak of home sales in 2007, we have seen quite a dramatic decline. Below you can see the graphs and judge for yourself:
Average days on market for Weber County homes is definitely on an upward trend. In February 2011 average days on market was at 166 while February of 2010 avg. DOM was 135. That's in increase of 18.7% comparatively. If you need to sell your home fast, it's recommended you price competitively, possible below market value to entice buyers to submit an offer.
