2010 Average days on market

Average Days on Market for Providence Utah residential real estate in 2010 from 01/01-10/31/2010 is: 171

Homes in Providence Utah have higher average days on market than other areas of Cache County. This is mainly because Providence is a community of higher end homes. Sellers in this area are seeing much longer “on the market” time before their homes are selling. There are fewer buyers in the upper end price ranges, and this leads to a very high average days on market for 2010.  Homes are taking on average 124 days longer to sell in October 2010 than they did in January 2010. Average market time for a home in Providence is currently 6-12 months.  

2010 Average Sold Price

Average sold price for Providence residential real estate in 2010 from 01/01-10/31/2010 is: $230,259

The average sold price in this area varies greatly because of the large variety of homes in Providence. There are older homes in the $150-$200,000 range, and high end homes on the east bench which can range anywhere from $350,000 to over 1 million dollars.   The average sold price in 2010 for Providence Utah is well above the Cache County 2010 average which is around $186,000. 

2010 Total Residential Homes Sold

Providence Utah Total Yearly Residential Sales 01/01-10/31/2010: 51

Through October 31, 2010 the Providence housing market has sold an average of 5.1 homes per month. The total number of homes sold peaked in April, May and, June.  This increase of sales was due to buyer’s trying to purchase a home before the deadline of the 2010 First Time Home Buyer’s Tax Credit.

2010 Average Price per Square Foot

Providence Utah average price per square foot 01/01-10/31/2010: $86

The average price per square foot through October 31, 2010 was $86.00. The price per square foot was at its lowest in January ($68.00) and peeked in October ($102).  The rest of the year the sold price per square foot remained fairly consistent with a few fluctuations here and there. Let’s look at how the numbers are affecting the kind of home you can get today.

At $86 a square foot you would pay $215,000 for a 2,500 Sq. FT home (2,500 x $86 =$215,000.)
