Average Days on Market for Nibley Utah residential real estate in 2010 from 01/01-10/31/2010 is: 156

Average time “on the market” for Nibley homes is 6-12 months. Homes seemed to sell quickly throughout the summer, and have slowed down considerably heading into winter.  Based on this data the best months to sell your home in 2010 were May, July, and September. Expect the average days on market in Nibley to remain high for the rest of 2010.

2010 Average Sold Price

Average sold price for Nibley residential real estate in 2010 from 01/01-10/31/2010 is: $212,854

The average sold price in this area varies greatly because of the large variety of homes in Nibley.  There are newer subdivisions where homes average $150-$250, and homes on the river that are closer to the$400-$500,000 range. The average sold price in 2010 for Nibley is above the Cache County 2010 average which is around $186,000.

Through October 31, 2010 the Nibley residential market sold an average of 5.1 homes per month. The total number of homes sold peaked in April and June.  This increase of sales was due to buyer’s trying to purchase a home before the deadline of the 2010 First Time Home Buyer’s Tax Credit.

The average price per square foot through October 31, 2010 was $87.00. The price per square foot was at its lowest in March ($81.00) and peeked in July ($100).  The rest of the year the sold price per square foot has remained fairly consistent. Let’s look at how the numbers are affecting the kind of home you can get today.

At $87 a square foot you would pay $234,900 for a 2,700 Sq. FT home (2,700 x $87 =$234,900.)
