Logan Utah Real Estate Market Report - June 2011

Home sales continued to trend upwards in the Logan Utah real estate market in June 2011. With a total of 41 homes sold, that's a month over month increase of 17.1% compared to May 2011. However, in 2010 there were a total of 47 homes sold in June in Logan, which is a year over year decline of 12.8%. Homes sales are up for this year, but we're still down from the top of the market in 2007 where there were a total of 73 homes sold.
Average days on market for sold homes in June 2011 was at 158 days, an increase of 2.6% compared to May. This is a major increase compared to June 2010 where it only took 73 days on average for homes to sell, a total increase of 53% year over year!

Home sales improved nicley in May compared to April, in the Logan Utah real estate market. Sales were up by 17.3% compared to last month, which is to be expected as May is usally always a good month for home sales. Compared to last year however, we are down quite a bit. In May 2010 there were a total of 60 home sold, which is a year over year decline of 44%. Keep in mind though that last year's home buyer tax credit expired in May, and that made a lot of people push up their time frame for buying, and many homes in May that were sold were a result of the credit. Home sales declined slightly in April compared to March's numbers which is odd considering most years April does better than March. Total homes sold in April was 26 a decline of 10.4% compared to March's 29 total homes sold in Logan. If you want to view the full report you can check out March's Logan real estate market report. If we compare this year's April solds to last years, which was 35, the market is down year over year by 25.2%. That number seems drastic, but remember the first time home buyer credit expired in May, so many buyers moved their sales up to April.

Compared to last month, home sales are way up in Logan, but compared to last year at the same time, they are down slightly. Home sales increased by 55.2% in March 2011 compared to February 2011, but they were down 14.8% compared to March of 2010. Last year, March had 34 homes sold, which may have been skewed due to the first time home buyer tax credit. You can see February's Logan real estate market report here.
Average price per square foot for homes sold in Logan took a large dip in February but rebounded in March, which is great for home sellers. Last months market report for January was showing signs of improvement in the Logan real estate market, but it looks like we took a step backwards in February. You can see what I mean by the graphs below.
Average price per square foot dropped dramatically in February 2011. As you can see from the graph, we haven't been this low since before the boom in the early years of the 21st century. Price per square foot dropped a total of 14.2%. However, don't be frightened. Yes, price per square foot dropped, but that doesn't paint the full picture as you will see in our next graph.

The Logan Utah real estate market is showing signs of improvement but we are certainly not recovered since the peak in 2006. Home prices are still declining but the declines are decelerating as we move into the first quarter of 2011. Below are come reports showing the state of the market:
Days on market is a good sign of inventory levels. Inventory is down from 2009 meaning we have homes sitting on the market for less time. January saw a decline of 23% in days on market as compared to December and a 3% decline of DOM compared to November.

December 2010 Average Days On Market
Average days on market for December 2010 was 168 days. The average day for the entire year of 2010 was 124 days. As you can see as the year has gone along, days on market has gone up significantly. This is in due part the amount of inventory on the market. More inventory means longer market time. Days on market compared to 2008 is up quite a bit over the last couple years.

Average sold price for a home sold in December was $163,072. Which is a dramatic increase from the first of the year and is second highest to only July. Sold homes in December this year is up from last year and 2008, however home prices are still declining.
