Logan Utah Real Estate Market Report - June 2011

Home sales continued to trend upwards in the Logan Utah real estate market in June 2011. With a total of 41 homes sold, that's a month over month increase of 17.1% compared to May 2011. However, in 2010 there were a total of 47 homes sold in June in Logan, which is a year over year decline of 12.8%. Homes sales are up for this year, but we're still down from the top of the market in 2007 where there were a total of 73 homes sold.

Average days on market for sold homes in June 2011 was at 158 days, an increase of 2.6% compared to May. This is a major increase compared to June 2010 where it only took 73 days on average for homes to sell, a total increase of 53% year over year!

The average price for homes sold in Logan Utah in June 2011 was $155,732 which is an increase of 7.2% from last month. In June 2010, the average price of homes sold was just $141,627, which is a year over year increase 9.1%. So are prices up in Logan for June? Not necessarily, it's just that more expensive homes were sold this year compared to last year with the majority of home buyers being first time buyers.

The average price per square foot was $81 for June which is up by 17.3% compared to May 2011. That's a great number, and it's also up year over year where the average price per square foot was just $79 in 2010. That's an increase of 2.5%.

June was an interesting month for home sales in Logan, Utah. With average prices going up, price per square foot up, and home sales up from last month, the market seems to be doing okay. We are far from a recovery, but June was a good month for Logan Utah real estate statistics.
