Is Real Estate Changing in Cache Valley??

This last month has been very busy!!! I have had several phone calls from buyers on homes that I have accepted offers on.  But most importantly I have put offers on homes for buyers that we have had to compete with other offers.  Meaning Multiple Offers!! 

I have not had to deal with a mulitiple offer in over 2 years.  Because of experience we were able to put both under contract and closed one last week and the latest this coming week!!  Cache VAlley inventory is down, compared to 2 years ago, over 200 homes which is significant, and creating a little bit of distress with the current buyers. 

I believe the market in Cache Valley is stabilizing and is still a great time to buy or sell and re-purchase!!

Cache County Utah Real Estate Market Report - June 2011

The total amount of homes sold in Cache County for June 2011 was 110 homes which is an increase of 11.9% from May 2011 where there were only 86 total homes sold. In June 2010, there were a total of 119 homes sold, so we are down year over year by 7.5%. This is a little saddening, but keep in mind that we are up from the bottom in 2009 where there were only 99 homes sold in June. That's an increase in home sales from the bottom by 10%.

Average days on market for homes sold in June 2011 in Cache County was 169 days which is up from May by a total of 3.6%. This is a sign that home sales are still stagnant. Last year the average days on market for June 2010 was 119 days, which is a year over year increase of 29.6%. This is not a great statistic for a…

Cache County Utah Real Estate Market Report - May 2011

Home sales in Cache County are up nicely for May 2011 compared to April, but they are down quite a bit from May of last year.  Last year there were a total of 117 homes sold in May which means sales dropped by 26.5% year over year. May was a great month last year though for one reason, the first time home buyer tax credit ended and many buyers made sure to get their homes before it ended. This had a large affect on home sales last year that we didn't see this year. So, if we compare home sales with May of 2009, there were only 73, which means this May was up about 15.2% from two years ago. Cache County Real Estate Market Report - April 2011

Home sales in Cache County declined in April compared to March of 2011 with only 65 homes sold compared to 75 in the previous month. Cache County home sales are down by 13.4% in April 2011 compared to March 2011. Normally home sales increase in April after March, but that was not the case this year. The average sold price for homes sold in Cache County April 2011 took a large dip at just $161,337 as compared to March with a number of $174,651. Cache County Real Estate Market Report - March 2011

Home sales are way up in March 2011 compared to February in Cache County, but they are down form total sales of last year. This year there were a total of 75 homes sold while last year there were 82, a decline in home sales of 8.6%. You can see the February 2011 Cache County real estate market report here.

Average sold price for Cache county homes increased slightly from February to March in 2011 by 2.1%. In March of 2010 the average sold price was $172,396 meaning in 2011 home prices increased slighly by 1.3%. So although home sales are down year over year, prices are up slightly.

Cache County Real Estate Market Report - February 2011

Homes sales in Cache County declined from last month as you will see in this months market report. You can compare sales of January 2011 here. With unemployment hovering around the 7% mark, unless we can create some new jobs, the market will continue to decline. Here are the current real estate statistics for February 2011:

Cache County Average Sold Price February 2011

Average sold price for February was at $171,054 which was down just 2% as compared to Logan where it was down by 14.2%. The average sold price of homes shows that the market is somewhat stable from the large declines in November of last year. Average sold price of homes in February in 2010 was $180,036, which shows that this year we are down 5%.

Cache County Real Estate Market Report - January 2011

The Cache County real estate market is struggling like most markets across the US, but there are a few signs of stabilizing. Prices are on the delince as unemployment stays high in our area hovering around 7%. Good news is, inventory levels are decreasing slightly and home price declines are decelerating.

I've also noticed over the last two months quite an increase in housing activity. Interest rates are on the rise, which I think is a contributing factor to the increase in activity, and it will be interesting to see how the housing market fairs if interest rates continue to rise. Anyways, here are the current statistics for the County Cache real estate market:

2010 Cache County Utah Year End Statistics

The year of 2010 is finally over and we can finally get a look at the year end real estate statistics to see how healthy the Cache Couny real estate market is. Lets start off by looking at the total amount of home sales compared to previous years dating back to 2007.

In 2007 at the peak of the market there were a total of 1,280 sales and ever since we have been in a sales decline. Since the peak, the Cache County real estate market has declined a whopping 31%, and from 2009 to 2010 the market has declined 11%.
