Trends in the 2010 residential real estate market are showing that homes are staying on the market longer before they are sold. Homes are taking double the time to sell in September 2010 as they did in January 2010. Average market time for a home is a minimum of 3-6 months.

2010 Average Sold Price

Average sold price for Brigham City residential real estate in 2010 from 01/01-09/30/2010 is: $140,560

The September 2010 Brigham City Real Estate market has seen a 7% drop in the average sold price since January 2010. The prices went up during the First Time Home Buyer Tax Credit and at the end of the summer buying season. The prices should either remain the same or decline slightly through December 2010.


2010 Residential Sales

Through September 30, 2010 the Brigham City housing market has sold on average 12.3 homes per month. The total number of homes sold peeked in April during the 2010 First Time Home Buyer Tax Credit. The rest of the year seems to be fairly consistent in the number of homes sold every month.

The average price per square foot through September 30, 2010 was $70.00. The price per square foot has remained steady for most of the year. It peeked at the beginning of the summer buying season. This was when buyers where trying to buy a home before the 2010 First Time Home Buyer Tax Credit deadline. Let’s look at the numbers and how they are affecting the kind of home you can get today.

At $70 a square foot you would pay $175,000 for a 2,500 Sq. FT home (2,500 x $70 =$175,000.)
